The Federal Government has legislated a new policy estimated to generate a remarkable $3.9 billion in tax savings for Canadians over five years, starting in the 2025-26 fiscal year. This has since received Royal Assent, meaning builders can now apply the FTHB GST/HST rebate directly to eligible first-time home buyers going forward. This means that buyers won’t have to apply separately, it can be credited at point of sale!!
This is good news because in addition to financial relief, the policy will stimulate the construction sector by encouraging the building of new homes across Canada. What is the FTHB GST Rebate?
On May 27, 2025, the Federal Government announced a game-changing policy that is eliminating the Goods and Services Tax (GST) for first-time home buyers (FTHB) on new homes up to $1 million and reducing the GST for first-time home buyers on new homes between $1 million and $1.5 million. This significant policy change is expected to facilitate homeownership for young Canadians and promote greater accessibility for individuals seeking to invest in residential properties.
As a result of this rebate, first-time home buyers stand to benefit significantly from this rebate, with potential savings of up to $50,000 on the purchase of a new home. Any buyer that signed after May 27, 2025 needs to file the goverment forms themselves for this new rebate.
Who Will Qualify for this FTHB GST/HST Credit?
This is really exciting news, but of course, there are requirements. Let’s talk about them.
- You are must be over 18,
- You are a Canadian citizen or a permanent resident of Canada
- this is your first home purchase, or you have not lived in a home that you or your spouse or common law partner have owned in the year 2025 or in the 4 preceding calendar years
- You will be the first individual to occupy the home as a place of residence and it will be your primary place of residence
- You or your partner have not previously claimed the FTHB GST rebate
- You agree to purchase a house on or after May 27, 2025 and before 2031
- Construction of the home begins before 2031 and the home is substantially completed before 2036.
